1. Nature of Advisory Service

Our role is to curate property opportunities, facilitate transparent discussions between principals, and deliver strategic visual marketing for real estate developments.

2. Independent Verification Mandate

All marketing material, spatial dimensions, pricing estimates, and developer representations published across this portfolio are presented for informational and preliminary evaluation purposes only. Prospective purchasers and overseas investors MUST independently verify:

• Title deeds, ownership history, and encumbrance certificates (Fard / Inteqal).
• Regulatory approvals and No Objection Certificates (LDA, DHA, TMA, or relevant housing registrar).
• Applicable withholding taxes, transfer fees, and municipal stamp duties.

3. No Guarantee of Returns or Velocity

Past marketing benchmarks (such as the Ichhra Shama 12-apartment sellout or rapid video closures) represent authentic historical transactions under specific market conditions. Nothing published on this portfolio constitutes a guarantee of future asset appreciation, capital gains, rental yields, or transaction speed.

4. Written Engagement Charters
